The brief was a full renovation of a two-storey family villa in Al Malaz — new layout for the ground-floor majlis and kitchen, a full MEP upgrade, and a finish palette that felt current without losing the warmth the family wanted from their home.
Design, MEP and finishing ran under one Nikken Moller team from the first site survey, so structural, electrical and finish decisions were made together rather than in separate handoffs between subcontractors. That kept the 14-week timeline intact even after the client expanded the scope mid-project to include the guest majlis.
A reworked ground floor with a marble-and-warm-wood majlis, a fully re-wired and re-plumbed kitchen, updated HVAC sized for Riyadh's summer load, and custom-built joinery throughout — delivered as one fixed-scope contract with no change-order surprises.
